In 2008 when we had the ground water problem after 11 days of rain, there was some flooding is the area but concentrated closer to and North of Lone Rock. Flooding there is not the norm, this was an extreme occurance. Let me know if I can be of further help.

Your best option is to only look at homes that have sold within the past 6 or 12 months. Active listing prices may not reflect the real market value regardless of how long they've been sitting on the market.

Also, think of this as a business decision - include the comps you use with your offer to show the seller you are not trying to lowball.

It isn’t a problem as long as it isn’t used as down payment or to pay costs associated with the loan. If it is refunded to you at closing then it is no different than going to the bank and borrowing money because you just felt like it, it’s a free country. The payments on the loan must be included in your debt ratio. Rural Housing makes a 100% loan, no down payment needed, you can have the seller pay all of the closing cost and pre-paids. Not even one dollar of the borrowed money can be used if the loan was unsecured. If you secured it somehow, like borrowed against a car, that could be used.
