Ask your Realtor for a copy of the Homeowners Association governing documents, or if you're not already working with a Realtor, I can send you a copy.

It specifically states that no trade, profession or business of any kind....

Also any vehicles or equipment MUST be enclosed in a garage--even if you wanted to park them behind a fence in the backyard! Sounds a bit restrictive and probably would not be a good fit for your business.

I will be listing a beautifully immaculate and upgraded home in Lutz today that does not have a Homeowners association, it's on an acre lot, has 3 car garage, 4 bd 2 baths, large swimming pool with pavered deck, new roof, new a/c, new gourmet kitchen with granite counters, hardwood floors throughout, updated bathrooms with granite and deluxe high end finishes.

The property taxes are actually lower than many areas of Tampa Bay that also pay extra Community Development District (CDD) Taxes!

The amount of property tax the current owner is paying may be significantly less than you will pay. When a property is sold the assessed value is increased to "market value". So a long term owner that has a homestead exemption and a lower assessed value will show a lower property tax. You will not get the same discount.

Your Realtor can help advise you on your estimated property tax prior to making an offer.

It has to do with them going into short sales and foreclosures. Most were bought when everyone was going with adjustable rate mortgages. They are unable to refinance since the home is now worth less than they owe. Once their interest rate starts going up the home quickly cannot be afforded anymore.
