A reasonable offer would be one that is comparable to other sold similar properties in the area. Take those sales figures into consideration with what you are willing to pay for that specific property in light of knowing the sales comps. If you don't know what you're willing to pay for the lot even knowing comps, then you need to spend more time figuring out what you want and what you're willing to pay for it. Williston, VT—1 single family home sold through MLS in March with a sales price that was 95.5% of asking price. The average sales price was $550,000 (there was only one, though). The average days on market was 83. The number of homes sold last March was 8 with an average of 86 days on market and with an average sales price of $345,000 (this is a more realistic price range for sale prices in Williston).
