One of my favorites is Nashoba Farm, but there is currently nothing on the market there. There are also several complexes with new construction. Their fees aren't too bad, but newer places tend to collect less early on because they don't have repairs to covers. What's your time frame? In Westford alone, there are 1100 homes that meet that criteria so it's hard to give an average. But the range is probably $5000 to $9000 a year, with maybe a few falling out side of that. Other factors like lot size, age and condition of home, size of home, have more of an effect on the taxes than the number of bedrooms or baths.

When you say "the Westford area" it's almost impossible to give a reasonable number because town taxes vary greatly.

If you take out rehabs and foreclosures in need of rehab, the average price sold for the past year is about $350K. Rentals of 3 bedrooms (including condos) was about $2K.

I don't think I can speak for every homeowner at Hildreth Hills but I think, for the most part, they all see value in the services they get in return. Plus, there is a Club House, Tennis Courts and an IG Pool.

If you look at total monthly "out of pocket" including common fees/square foot of living space, I think you'll find that Hildreth Hills is one of the better values in Westfrod.

Tough economy could be the simple answer. The condo association fees are high on these units $500+ / month (because the community has lots of amenities, etc) so its not as affordable to live in these compared to other condo associations or even a single family. There is also the chance some special assessments are pending at the community which could cost the current owners $ so they are trying to get out. That said, I only see 4 units (out of 108 in the complex) for sale which isn't a lot. Good chance the condo market in westford is slow (average days on market is about 114) so things are sitting longer/listings piling up.

HOA's can have any stupid annoying tules they wish to impose. Check the paperwork to see what they have where you are looking. I would avoid a HOA myself at all costs. They are to much of a pain in the...

Some places have HOA's that say you can not change a tire in the dooryard.
