Cheryl Hook answered:
I looked at several different homes for sale and sold. Some companies stated they were as much as $500. and some as low as $400. The majority were $450. though. Contacting the HOA would be the most reliable way to get the correct answer and to find out if they are going to do any assessments in the future. If you are interested, please contact me and I would be glad to help you.

The situation will not get any clearing in the years to come:
You seem petrified to make a decision; yet, when you do, you will be right and you will be wrong.

You sound like you are contemplating selling becuase you want to move UP, into a larger or better house. You didn't mention Job-Relocation, retirement, or Moving to another State.

If you are Moving Up; your present house will continue to appreciate, and so will your next house; but if the next house is better and more expensive, then it will probably be going up more and faster.

Talk to a Realtor and relax:
It is one of the three most stressful things that could happen in your life; just go for it!

Home buyer's lesson 101: Get a home inspection! This is likely the most costly transaction of your life, right? Why not pay a few hundred dollars to make sure what you're buying is in good working condition? If you didn't get the home inspected then that's your problem, not the seller's. You had ample opportunity to check out the house thoroughly and didn't. Sorry I don't have better news. ... more

Not sure about WV, but in Colorado our peak season runs from March through July. If you're thinking of listing your home for sale this year, I would start talking to agents now and start getting your house ready for sale so it will be good to go by March 1. If you need the name of an agent in your area, let me know. I work for a large company with offices nationwide. ... more

I won't pretend to know about your market. Some tools you can use to get very general information however I can help you with. Trulia has a stats & trends tab on the top of the page. You may find this helpful. will provide more accurate general information, but are just a starting place for specific values.
If you are hunting for the value of your own home, a local Agent can do some research for you and break it down to specific neighborhoods. I hope this helps.

Jo Poulin, CRP, ABR answered:
Hi Elizabeth,

Most homes in the price range you are talking about sell in approximately 190 days. We are coming into the spring selling season so if you are considering selling your home I would advise you to have an agent come to your home and do a Comparable Market Analysis. This will give you a much better idea of what your home is worth. The report will show what comparable homes in your area have listed and sold for and how many days it took to sell them.
Market conditions in Morgantown are good and anything priced under $250,000 usually sells quickly.
I would be happy to meet with you and do a market analysis for you.
Good Luck! Jo Poulin

The average list/sale ratio in the 25704 area is 92% from June 2008-April 2010. This is a pretty consistent percentage for the entire Huntington area. The typical home in the Huntington area usually sells for between 93%-95% of list price if priced correctly.

Robin Hill answered:
Hi Bill,

Did your realtor negotiate the Class 3 rental tax with the seller prior to your purchasing the home? If not, call the tax department and make sure that they have the most current information. It can take the county tax department up to two years to enter new buyer information. This can cause many headaches. Also, I wonder why a brand new home is being classified as a rental? Did the previous owner rent the home prior to your purchase? The final thing you can try is to talk with the closing attorney about your concerns.

A builders average cost is around $65 a square foot. You can build for around $83 sqft. You would be buying a newly constructed home from $110 to $145 a sqft depending on options chosen (cherry cabinets, tile, counter top, carpet/ hardwood, painting, trim package, windows, brick or vinyl, basement, location, deck, etc...) If you build a 2 story - 3,000 sq foot home w/ crawl space and 4 bedrooms 2 1/2 baths--with lot included you would hit around $285,000 - $320,000. If you find a hungry enough builder you can maybe get a decent amount of free upgrades. The rule of thumb is $100.00 a sqft will get you the options you need. Actually, design builders, or somthing like that, is building a large home with all the upgrades on Farmington Road near Teays Valley Meadows. If you like quality work WOW! they do a great job. I am looking to either build or buy and I will probably do something with them. They charge around $108 sqft, but you have the optimum open floorplan with every upgrade. They just started building a house approaching the sqfootage you mentioned. You might want to visualy see what you can get for the money. I was a builder in years past and I do prefer living in a house that I designed for my lifesyle, but you do pay a little more for it. Good Luck! ... more
