When inquiring about crime statistics, real estate agents by law are not allowed to comment on safety in neighborhoods. I suggest that you contact the local police to hear the amount and types of crime activity so as to hear it first hand.

I would NOT recommend a reverse mortgage. The fees are high, interest rates not friendly, and if you do not maintain your house as they want you to they can take it. Try getting a home equity loan,. a personal loan, anything but a reverse mortgage.

Buyers of short sale peoperties place bids and the REO entity selects who wins (if any). Typically the 1st go round must be owner/occupant buyers before the 2nd round allows investers. A buyer could submit many bids and never get selected. The process is also complicated and the buyers must wait on the REO to decide which is frustrating. Such buyers must be very patient.... more

With a budget of $400K you should be able to find something nice in the area, even in the Fine Arts Museum area, The Fenway.
As far as "safe", the best is to check the local police department of whichever area you will consider. You can even do this on line.
