I can only speak for my area, but typically the Homepath properties I've encountered generally sell within 95% of the list price, and they sell fast. The reason for this is, a lot of them have been made "move-in ready", and the discount is already built into the price. There are some exceptions to this rule, so you'll want to pull some comparables and account for the condition of all the properties when determining if the property is correctly priced. Many of the Homepath properties in my area are priced below market to start with, and some end up selling over list. Buyers know the value of paying a slightly higher interest rate that is tax deductible with Homepath financing - as opposed to flushing money down the toliet paying mortgage insurance.

If the property hasn't been on the market a long time (under 90 days), and you try to lowball - most likely you will just get ignored by the asset manager who handles these properties for the lender. If you find one you really like, my advice is to do some extensive homework on the market values of properties comparable to the subject property, and make a strong offer accordingly the 1st time.

Again, all locations/markets are different - so what's the "norm" in Chicago - might not be for Florida. I would get in touch with a local real estate professional who can help you identify these properties and pull the appropriate comps.

Rules usually are promulgated by the Board but always supported by the " Doc's".
The mere posting of rules isn't what makes them " stick".You can declare
whatever you want-but to make them enforcable you must have this consistancy.
Get the help of an attorney going forward!

and Boynton Beach just less then 10 min from 2 beautiful beaches. This community is on the intercostal and if you like you can purchase a boat slip. Very affordable with low Hoa fees.

It is a great time to buy but you will find the market is red hot so the first step is locating a professional to assist you and clearly defining your needs so you can be immediately notified of new opportunities that meet your unique needs. The best new listings go within a day or too and sometime much quicker. We went our yesterday at 9:00 AM to see a house that hit the market after 5:00 the night before. By the time I called the owners representative to tell them we were going to make an offer they already had a full priced offer in hand and 8 other showings scheduled. We are making an offer later today above list price in hopes we can get the home under contract as it is a perfect fit for my clients.

Clearly defining your goals paying close attention to not only location but budget and condition you are willing to accept and having your pre-approval or proof of funds up to date and ready to go is the key to success.
