There is not a sales tax per se. The conveyance taxes ae there as you know. The only other thing you must be aware of is the possibility of a capital gains tax, which is dependent upon whether or not the home you are selling is your primary residence, how long you have lived there and whether or not your profit exceeds the capital gains limits. Selling fees are fairly straight forward and here are the three primary expenses.

1. Broker fees - Listing your home with a REALTOR (not all agents are REALTORS) will cover marketing the home, provide you with someone working with your interests being put first, a skilled negotiator and assistance through the minefield of home inspections and helping with Buyer's financing being secured. If a Buyer comes with their own agent, the Buyer's agent is normally paid a portion of the listing agents fees that you have in your listing agreement. That makes the Buyer Broker's involvement free to the Buyers in most cases. Listing broker fees are not fixed - they vary and are negotiated between Sellers and their agents. If you list your home by Owner (FISBO), then you'll be paying for print ads, on-line ads, signage, attending showings, dealing with Buyers or their agents if you offer Buyer Broker commissions, negotiating the purchases agreement price/terms, handling appraisal inspections, home inspections, and then attending your closing.

2. Conveyance taxes to the town and state. They are normally 0.75% unless you are in certain towns or your selling price exceeds certain price levels.

3. Attorney fees. Your attorney will prepare the deed and handle paying off your mortgages. You'll get reimbursed for prepaid property taxes and fuel in your home's tanks.

Assuming your Fall classes begin in late August, I'd start looking in June. It's best to start your search without feeling rushed, take your time. You might find the best luck in July. If you're looking to find a place on your own, without the help on an agent, is great for finding properties about a month or less from your expected move-in date.

I have many clients running in to the same problem. What the banks really want to see is 30% equity in your home before they will allow that rental income to be used. Which, as you stated you owe more than what your home is worth so that doesn't work for you. I have what may sound like a silly questions but did you have your children when you bought your home in West Haven? I work with a wonderful mortgage officer who told me that there "may" be a chance for him to fight the banks if he could prove that my clients are making a move for a significant reason, "better school system, ran out of room" etc. That is why I ask you the question about your children. If you bought the house in West Haven when you already had your children it may be harder (however, you can always fight that the ranking of the district has decresed to 158th in 2012 from 154th in 2011 and 149th in 2010). However, if you didn't have your children yet when you bought the house this may be a fair fight.

Unfortunately, it may be impossible for you to use your rental income; believe me I wish I had better news for you. Have you thought about renting in a better district? You may have to do that until you can show your rental income history. Hope this helps and I am sorry I didn't have the perfect news for you. You need to talk to a mortgage broker. With some payment history from bills, you may qualify, but only a lender can say for sure after looking at your whole situation. If you don't already have a good broker, I suggest contacting Justin Hardgrove. (860) 202-7740. He is very knowledgable and good at what he does. If anyone can get you a loan, he will.
