Quility of construction is dictated by the contractor and sub-contractors that worked on each individual home. If your son is interested in a particular home then he should employ a qualified home inspectors to go through the property with a fine tooth comb. The inspector can report on the condition of the home and quality and if any significant repairs are needed. I hesitate tto say hat any community should be painted with a broad brush. There are plenty of homes in that price range,you wont have a problem finding one.
Your main concern is to make sure you have qualified for financing or if you pay cash you have to show proof of funds, if you can do that i can assure you you wont have a problem.
Most agents will not show homes unless the buyers are approved.

Glenn, both of those cities have some wonderful communities. To answer your question about the taxes - there is no break if you choose to live in a community with CDD fees. These fees are added to your yearly tax bill and paid at that time. Typically the CDD fees last 20+ years and stay with the property. You are paying for the amenities for that particular development so the fees vary.
Our taxes did rise significantly with the rise in property values from 2000-20005. However, I have seen some areas that recently have had a reduction in the milleage rate and also in the individual homeowners property value. That will lower the taxes accordingly and while it may not be extensive, every little bit helps.
We have recently voted on a tax amendment that is trying to help out in future benefits to owner occupants in Florida.
