That is a loaded question. It depends on location of the property, condition and timing. But right now, properties are going for a premium. The best thing to do is to find a local expert or three and meet with them. Let them go through your home and give you their opinion of value. The last 2 bedroom unit that sold there in February 2012 showed HOA of $582/month. It could be more or less for this unit for 2013. This property isn't appearing on the MLS as for sale (yet) although your link shows a a Rossmoor broker as the listing agent.

Note that there is also a membership fee.

If you don't have a realtor, may I suggest that you get one to help you?
Note that Rossmoor is an adult community with age requirements

It is not unheard of but in general, rental properties are leased unfurnished with the possible exceptions of fridge, washer & dryer.

Most landlords expect a tenant to sign a 1 year lease and most tenants already have there own furniture. For shorter terms, people sometimes rent furniture or stay at one of the extended stay hotels in the area.

You will find virtually all the rentals of all types on CraigsList.

The conversation that ensues in the home purchase negotiations is a well crafted dance. Your real estate professional had the opportunity to assess the situation of the buyer and advise you accordingly. Too often such advise falls on ears that don't hear. You do have options. You keep asking the same question over and over and over.

Get it through your head: It's legal. The other buyer presented a more attractive offer. It was more attractive because the seller wanted to stay in the house longer.

As for buyer and seller being close friends: So? You're right: As friends, they worked out a deal that made the most sense for the two of them.

Is it fair? Absolutely. You could have made an offer similar to the other buyer's. You didn't.

Next time, work harder to keep the seller's motivation and desires in mind.
