That is a loaded question. It depends on location of the property, condition and timing. But right now, properties are going for a premium. The best thing to do is to find a local expert or three and meet with them. Let them go through your home and give you their opinion of value. There will be a range, but it will give you an approximate idea of what you would get if you sold today. Let me know if would like me to be one of the Realtors you meet with. Thanks.... more
Hi Stephanie, there is little inventory in Contra Costa right now (70% less than last year), so Buyer's are having a very difficult time finding places to buy. You would be doing yourself a favor to work with a Realtor that knows the neighborhood you want to live in...often, in this market we are putting deals together BEFORE the property goes on the MLS. I'd be happy to sit and talk with you, or ask your friends and family for a good recommendation of a local, experienced agent they have worked with before. Fell free to contact me with any questions! It would be reasonable for those buying homes in select areas to tear down the obsolete home and replace it with homes conforming to current lifestyle expectations. Contemporary lifestyle may not include architecture with volume ceilings or Chinese drywall, but are more likely to be contemporary floor plans and quality enhancements that are friendlier on the planet.
But "out with the old - in with the new" will continue to be the song of the hour.
McMansions? I doubt if builders are "Lovin' it" any longer.

"Decent" is very subject as it can mean different things to different people. I recommend that first you figure out what your price range is, then use our Crime and Commuter maps to help figure out which neighborhoods are going to be the best fit for you.
Our Walnut Creek Crime Map can help you see what crime rates are like ahead of time: http://bit.ly/X4eRV5
Our Walnut Creek Commuter Map can help you figure out how long it will take for you to get to work from any of the homes you see on Trulia: http://bit.ly/124F79k
And finally, heere are all the rental apartments we have in and around Walnut Creek for you to choose from: http://bit.ly/124Fcdd
When you have more follow up questions, I'd recommend that you try and be as specific as possible so as to give you the best chance of getting the answers your looking for.
The last 2 bedroom unit that sold there in February 2012 showed HOA of $582/month. It could be more or less for this unit for 2013. This property isn't appearing on the MLS as for sale (yet) although your link shows a a Rossmoor broker as the listing agent.
Note that there is also a membership fee.
If you don't have a realtor, may I suggest that you get one to help you?
Note that Rossmoor is an adult community with age requirements... more
Hello! Your best bet is probably going to be checking for rentals on craigslist. There are a few on the MLS, that any agent can share with you (including myself) just let me know how I can help you! Michelle... more
It is a seller's market. A home in very good condition that has been updated and has a low pest report should sell quickly if priced correctly. Your Realtor should be able to show you what comparable homes are selling for in your area and arrange a plan to sell your home.... more
Usually the new purchase price with determine your taxes. If this is in Rossmoor???? the tax rate is.1.25% of the purchase price. There may be ways to save money however. Was the co-op in a trust for example. It would be good to understand the details. Please call me anytime and I would be happy to review with you.
It is not unheard of but in general, rental properties are leased unfurnished with the possible exceptions of fridge, washer & dryer.
Most landlords expect a tenant to sign a 1 year lease and most tenants already have there own furniture. For shorter terms, people sometimes rent furniture or stay at one of the extended stay hotels in the area.
You will find virtually all the rentals of all types on CraigsList.... more
I am not aware of any restricted hours for trick or treating in Walnut Creek. The City website does not list anything either. I'd say between 5:30 pm for the little ones, to 9:00 - 9:30 for the teens. Have a safe and fun day!... more
Price, terms and conditions are important elements of any sale. Sounds like your offer did not contain the terms and conditions MOST appealing to the seller.
The conversation that ensues in the home purchase negotiations is a well crafted dance. Your real estate professional had the opportunity to assess the situation of the buyer and advise you accordingly. Too often such advise falls on ears that don't hear. You do have options. Let your real estate professional advise you regarding these options.
