Please contact me, I am very experienced in short sales, to put in an offer, you only need a minimal initial deposit of $1,000 and while you are waiting for short sale approval which can take 30-90 days, you can still save up for your down payment for FHA. Will you be purchasing in CT? Look forward to hearing from you, Julie Lucia, Realtor, Coldwell Banker Realty 2000, 203-578-5631; ... more

That's a tough question as it really depends on a prospective Buyer's needs. That response is assuming you are looking at two homes that you are equally attracted to and that you are seeking input to help you break the tie in desirability.

My experience is that most Buyers will like having a full bath off the MBR instead of a shared bath between bedrooms. I'd venture to guess that easily 80% of Buyers might agree with me on that. The other thing to consider is room sizes. Often, a 3 bedroom home will have larger bedroom sizes than an equally sized home that has a 4 bedroom configuration.

Hope this helps.

Hello Chinh,
From what I can decipher from the crime report that Trulia has posted; it seems that some residents in the neighborhood called the police regarding suspicious persons or activity in the area. I'm not certain but perhaps there is a "neighborhood watch" system in place.
I suggest that you contact the Wallingford police department to find out first-hand what the crime activity is in the area.

Best wishes!

Hi Victoria,

Many factors can go into figuring out the right price. But from the information that you provided i would say about $40,000. To give you a definiite price i would have to see the home.

Hope this helps.

For your own purposes, providing you intend to stay in the house into the foreseeable future, do what makes you happy. If you were preparing to put the house on the market, I'd be less inclined to say do this.
In general, 4 bedroom homes are more popular than 3. But the lack of reasonable closet space and master bath may justify the loss. With 1700 square feet, having the 4th bedroom isn't critical and most buyers wouldn’t' be surprised to find it a 3 bedroom home.
My last thought would be to speak to some local agents as to what similar homes are selling for, which are selling quickly and how the changes you propose may affect the future value when you sell.

Hi Mom,

It's almost impossible to predict. It depends on too many variables, including your local market, sales price, listing price, the motivation of the agent, the responsiveness of the bank(s). I would plan on 4-6 months, and hope for the best. It's a rough ride lately. A townhouse in a local complex has been on the market for 1 year! It has had 4 offers drop out of escrow. Now they want a mostly cash buyer. Pretty rugged. ... more

I represent a lot of landlords on rental transactions. We do a full background check, including credit report, criminal history and eviction history. The cost for such a report is only about $25. We also insist on employment verification. Another thing you could do is to get references from former landlords. And, of course, you are correct, an interview, and a good first impression, can be very helpful. ... more

I normally don't see too many cars parked on Ward. Some park on side streets such as East street, etc. One property is listed for sale on Ward street & has a three car garage. You wouldn't need additional parking space in that case. If you'd like more info about properties listed for sale on Ward street or nearby areas let me know & I'd be happy to assist you. Hi Mickey,

12 Mulligan Street went under deposit on March 10. It may not close for two to four weeks yet. Until that time, the sales price is not made public.
