Edith Karoline Jasser answered:
I suggest you do work with a local trusted Realtor, not only will he or she be your trusted Buyers Agent and fully committed to representing YOU, and you will get all your concerns answered and advised on so many other items you may not even think about.

and here is why...

WORK WITH A REALTOR, YOUR PERSONAL BUYERS AGENT
I am wondering why you ask this question here at Trulia, if you are an interested and determined
buyer, you definitely should connect with a local Realtor, a buyers Agent, ie a Realtor who will be on
your side, protecting your interests, finding the right property, arrange showings, answer all your
questions, help you right a good offer, get you also pre-approved for a loan, and negotiate on your behalf the very best sale price and terms and if you commit to one trusted Realtor, he or she will commit 100 % to you and his or her services if you make an offer on a property listed by a Realtor/Brokerage in the multiple listing service will be FREE to you, as Buyers Agents are usually
paid by the seller's side, out of the sellers proceeds at the closing table...ALL THAT IS REQUIRED FROM YOU TO WORK ONLY WITH ONE REALTOR AND TO BE 100 % LOYAL TO YOUR PERSONAL BUYERS AGENT!

Why would you want to do this on your own, when there are so many details to be taken care of the
right way and so many details need to be paid attention to, inspection appraisals, loan commitment, walk thru etc. etc. in order to bring an offer to a fully executed contract and that to successful closing and home purchase.

Give it a second thought and hopefully you will decide to work with a trusted Realtor, who is experienced in your areas of interest. Please commit to only ONE Realtor!! If you need recommendations get back to me I gladly forward you names..

Sincerely yours,
Edith YourRealtor4Life & Chicago and Northern Illinois Expert

Taxes do vary, therefore work with an agent of your own who can provide any necessary information, or contact the local tax assessor's office. When it comes to any safety/crime related issues, it's always best to contact the local police department with all your questions, hear all there is to hear firsthand. If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase/rent, or not, in specific neighborhoods.

Hi - A Wal-Mart is currently being built near Locust Grove in Eastern Orange near Lake of the Woods. We also have, in that area, a Food Lion, CVS Pharmacy and many restaurants.

There are neighborhood county volunteer rescue departments throughout the county. Lake of the Woods and the Town of Orange have paid fire and rescue. There are loads of volunteer opportunities from EMS to the Food Pantry.

Orange County covers many miles - to the east we are close to Fredericksburg and Culpeper - both have hospitals. To the west is Charlottesville with the University of Virginia Hospital and Martha Jefferson. There are a lot of events going on in the county each year from fairs, wine festivals, horse races, family fun day, and more.

Please let me know what area of the county you are interested in and I would be happy to provide more information.

Congratulations on being done with that!! Your best bet is to go directly to a lender and talk to them. He or she can tell you if you are ready and if not, what needs to be done so you can buy again. Every lender is different. You will most likely have a higher interest rate due to the history. Good luck ... more

Hi Matt: I would be happy to meet with you and discuss how I can help you in your home search. I think you are smart to list exactly what you need in an agent. It would probably be best if you set up a few face to face meetings or interviews to decide which agent is the best fit. There are a lot of great agents in this area and I am sure you will get a ton of responses to this post, so it will really come down to chemistry. If you'd like to talk either on the phone or in person, feel free to email me directly. I also am not big on touting my qualifications, but have many client testimonials that will give you an idea of what it's like to work with me. My style is very collaborative, working as a team with my clients, and I will constantly keep you up to date on the process. I usually answer the questions before they are asked, but if that doesn't happen, I will most certainly get you all you need. Please check out my website, testimonials and blogs to get a feel for my personality and style.

Best of luck!

Barbara Thomas answered:
Hi Karinny,

Welcome to Richmond!

The question of safety in a neighborhood is one of the hardest questions we receive as agents. Everyone has their own definition and idea of what makes a neighborhood safe. I would suggest you visit the neighborhood during various times of the day and night. A nightime visit on a weekend is particularly helpful.

It is also very helpful to visit the neighborhood in the evening when there may be families out in their yard or taking a walk. Stop and talk to them about the neighborhood and the schools. If you don't get a good feeling from them, then maybe it's not the neighborhood for you.

Good luck and I hope you find the perfect home for your family soon!
