The lender you are looking for will want to examine a number of factors in addition

The rent rate averages from $900 to $1,300 on Dec. 2010 a unit rented for $1,300 and on Jan another for $1,250. In the past 6 months there have been about 22 rentals on the MLS.

Tenants are easy to find in Palm Beach County and Sterling Villages centrally located near shops main road and highways is a plus.

One just went on the market for 21K.Not a short sale.. This should be a great deal. I do not see any restrictions regarding renting it.. Keep in mind at 21K it will not be in perfect condition even though it looks like its in decent condition, especially for 21K. It is Bank owned so they are pricing at cheap to get rid of it.
