I suggest when looking for a Rental to speak with a Realtor. You can even walk in to an office and ask them to either give you or show a list of available homes. This is the best way to find a home with your specific requirements. Properties are searched on computer with your specific requests, Rental, townhouse, 3 bedrooms, Vienna or Falls Church. You can even search by school district, however, the computer output is only as good as the imput. Another perameter is the price range, you would certainly want to include the price you are willing and able to pay. If you are unable to stop into a real estate office, call a local office, ask for the broker, and see who in the office specializes in rentals! ... more

It depends on what you mean by "not so expensive". Vienna is a highly desirable area to live and therefore home prices are on the high side there.

I did a quick search in Vienna and single family home prices go as low as $400k. Of course, it looks like anything in that price range will most likely be bank owned or a short sale. If you were willing to put some time and effort into fixing a home up - that might be an option for you.

Condos are the most price-volatile type of property so I would recommend sticking with a town home. But if you can only safely afford a condo, then stick with that. Just make sure you consider the condo fees in each community because they vary greatly.

Just some general advice...your first priority for buying should be that you need a home, not an investment property. You have to be happy with what you live in.

I found listings in Vienna, Falls Church and Annandale that are in close proximity to the area you prefer. There are very few bank-owned properties currently listed for sale in the 22181 zip code. I could only find 2 that were actually owned by banks listed in the MLS. There are also 4 or 5 short-sale properties listed but these are technically not REO properties. Comparing this to the market in Loudoun County where close to 20% of all listings are distressed properties and the Vienna market seems to be pretty healthy. That could change next year but chances are it will not be a significant percentage of the marketplace and Vienna will do better than other areas of Northern Virginia.
