Because this work cannot be completed prior to closing, the bank holds the portion of the money for these repairs/ improvements until the work is completed and inspected. Appraisals for homes that need repair use a series of condition ratings numbered from one to six. Generally, homes appraised as being in condition C1, C2 or C3 have few, if any, repair issues. Homes appraised as being in condition C4, C5 or C6 have repair issues requiring more significant repairs. Homes in any of the above conditions may need hold back escrow accounts depending on the nature of the repair.
