It depends if it is in a land owned park or a lot fee park or on private land. Here are some possible fees.
Lot rent parks - lot rent fee, homeowner insurance
Land owned parks and private land - property taxes, homeowner insurance
Any of the communities could have homeowner association fees, golf fees if in a golf community, boat slip fees if in a boating community, maintenace fees. In any of them you may have to pay for utilities such as water and sewer, garbage pick up, telephone, cable tv, etc.

There are many mobile home parks scattered across Florida. You need to be aware of the differences. There are land-lease parks which are more economical and there are resident-owned parks for a more permanent home. Land-leased communities often sell out to developers as land becomes more valuable. You still own your home and can move it to a new park if this happens, but the cost of transporting the home can be too much for some and they are forced to sell. Be aware and ask the park about this and what your rights are if the park is sold. You should check your agreement.

Many of the parks are for over age 55 and are so-called Mobile Home Retirement Communities. A manufactured home is called a mobile home when it is built before June 1976. After that date, it is called a manufactured home. Many communities have a mixture of ages.

Why would you want to live in a mobile home park? Most people that choose this style of living enjoy the convenience and the low maintenance around the exterior of the property. No more grass cutting, which is a plus at retirement age. It is an efficient and economical way to live comfortably while staying active. Mobile homes are easy to take care of and provide a comfortable living space. Some have small sun rooms and patios. Another major attraction are group activities at the park's clubhouse such as social events, card games, bingo, pool, dances, shopping trips, and more. Some of the parks also offer golf, tennis, a swimming pool, golf trails, and bike trails.

Mobile homes come in a variety of sizes and styles. You can get a 2 bedroom or even a 4 bedroom. Many of the newer homes have the same amenities as a single family home such as ceramic tiled floors, stainless steel appliances, granite counters and large great rooms for entertaining. There is something for everyone. If you are interested in mobile home parks in this area, contact me at tammyhayesre@gmail.com. I would be happy to send you some information or show you some homes.

Hi Sunflower,

A short sale can take anything from a few weeks to several months. There are a lot of things going on behind the scenes before the bank and their investors decide how much of a loss they are willing to accept on the deal.

This blog post tells some of the behind the scenes stuff, if you are interested:

http://www.trulia.com/blog/jimsweat/2012/03/actual_short_sale_q_and_a_with_a_client

The main thing is for you to have a knowledgeable agent that you are comfortable with, and have a thorough conversation about the process, and if it makes sense for you to get involved.

Taxes could be anywhere from $900 to $1,300 depending on size of the home. You would not be eligible for the Homestead exemption. For homeowner insurance you would have to contact an insurance company directly to get a quote. You can go to www.floodsmart.gov, type in the address of the property and it will give you the flood risk, range of insurance rates, and insurance companies to contact. There is only one mobile home for sale in Japenese Gardens in the MLS right now and it is not a double wide.

Homeowner insurance rates vary by location, size, age of home, flood plain and many other factors. There is quite a difference. You could also get a wind mitigation inspection done on the home and may receive discounts on insurance of the home qualifies. If you want to check out a general idea of homeowner insurance go to www.floodsmart.gov and type in the address of the property you are interested in. It will give you the flood risk, a range of insurance rates, and a list of insurance agents to contact.

Stoneybrook in Venice is a community with single family homes. Here is their web site: http://lennarstoneybrook.com/ This is a 900 home gated community with many amenities.

This area also has townhomes in the same neighborhood called Stoneywood Cove. Located on River Road with easy access to I-75. It is a Lennar townhomes community of 106 two and three story townhomes near the Myakka River, next to Stoneybrook. It features lush landscaping and is surrounded by thick preserves. There are sidewalks, a cabana, and a pool.

There may be rentals in both of these communities. I am not sure exactly what you are looking for based on your post.

Deed in Lieu is an exchange of the Deed for the Debt: The Bank is agreeing to disolve and forgive the Debt in exchange for a quick resolution: Be sure to get a letter from them saying that the Debt is paid in full, and that they will not come after you for the Deficiency!
If you do it right, they will not sue for the Deficiency.
It hurts your credit a little but not nearly as bad as a Foreclosure.
No, according to the Debt Forgiveness Act of 2009, the IRS will not seek taxes on the paper gain.
You probably should involve a professional in this process, either a Realtor or an Attorney; it is too important.

Good luck and may God bless
