You are wise to develop a realionship with a Realtor early in the process. Our area has so many unique neighborhoods there is so much to learn and explore.

I work throughout the Hudson Valley and specialize in the New Paltz/Gardiner/Highland areas. I think it would be good the find an agent that covers the whole area. You have time to find out what neighborhood is a good fit.

The village is the more concentrated area with schools and stores mostly within walking distant and the town is where homes are more spread out with little if any stores etc.

I have several clients who live in Manhattan and Brooklyn during the week and commute on the weekends.They take the bus from the Port Authority to New Paltz then take Joes Taxi service to Accord.You may want to contact the Ulster County Rural Transporation Services to find out if they have any intentions of offering services in the future. Seller financing is always good if you are purchasing the property and not developing it yourself.

If not, try local banks or credit unions, especially one you might have a business relationship with.
