For purchase we have a program for score as low as 500 but most often it's not the low score that denies you the loan, it's the reason why your score is low plays critical part in getting approved. Sounds like you may have a situation where you can ask for seller financing to purchase your home. Ask about that option with the owner and have a real estate attorney draft up the contract for you, if that works for both sides.... more

We are blessed to be in Ukiah. There is a lot of community support. There is a progrmam with Rural Development. It works for some families. I recommend to talk to a lender.
