I would suggest you check out the northwest side of Tucson. Marana is easy access to !-10 on and off to downtown Tucson or a short trip up to Pheonix. New homes being built rapidly. Plenty of biking ,hiking and golf. Lots of shopping and medical facilities. Marana is planning a new downtown area and has just finished the plans for completion of a Heritage Park. Check it out at www.townof I would be happy to send you more information on this up and coming northwest side of Tucson. I think you will love it here.

There are many wonderful neighborhoods, older, newer, and even new builds in the 85755 zip code, and the Oro Valley area. There are 2 high schools in the area, Ironwood Ridge (where my daughter is a senior), and Canyon Del Oro. I would be happy to send you the school report cards on these for you to compare. I recommend you talk with a local property management company (try Google), I know several clients that have rented out guest houses, but I am not an attorney & do not know if it was "legal" or not, I do know it is done a lot.

Consider calling a property management company & not only will they answer your questions but they can help you find available rentals that met your criteria as well.
