If you have one Tenant, most likely your communications costs will be lower, than having several Tenants. Lots of unknowns in order to give you a more definitive answer.

Most often, they will need some combination, if not all of those. As far as deposits go, assume first and last months rent, plus a security deposit.

That would depend on what area of Tucson you will be working, going to school, etc. There are many great areas in Tucson to live. With gas prices as they are, you may want to live as close as possible to the area to which you will be commuting. Do you know where you will be working, or attending U of A possibly?

The rental market is extremely hot right now, so I would say that the fact that you had so many people calling you might not necessarily mean that you underpriced it. You can check out my most recent blog here on trulia about how hot the market is and how people should buy now if they can. :)
I would definitely do my research though. I also do property management and I always do a thorough study of what my current competition is renting for and what is already rented. I would check out Craigslist for other rentals in your area OR if you have a real estate agent that you work with, they can check the local MLS for you.
