There are several great areas to consider within 50 miles of Treasure Island, in the greater Tampa Bay area. If they prefer a home - I'm assuming Single Family Home - instead of a condominium community, there are many nice communities that have many optional activities for people on the go. You should be pre-approved with a lender prior to writing any purchase contract, short sale or otherwise. Once you're approved and the seller has accepted your offer, then you begin the wait for the response from the bank (s). It may be a long time before the lender responds, if at all, so you may need to update your pre-approval periodically. Otherwise, once the lender accepts the terms, then you proceed as you normally would with your mortgage, inspections, etc. You should be counceled by your realtor on each step as you move through the process.

Some brokerage firms and sales associates do charge a flat fee to represent buyers in a transaction (usually $200 to $300 or more). There is a question as to whether this additional fee is appropriate unless the brokerage can demonstrate what additional service was actually provided which is over and above what a typical Real Estate professional representing a buyer would normally perform. Any flat fee at the least should be disclosed up front and the additional service described to the buyer. Keep in mind that many Realtors do not charge any fee to represent a buyer and are compensated by the seller in the transaction.

Nautilus way is the Sun Ketch units.
I really like this town home community, the Sun Ketch in Treasure Island on Isle of Capri. I live just around the corner.

The town homes were built between 1987 and 1991 and there are 3 different phases Sun Ketch 1,2,3

All the unit are between 920 heated square feet and 1030 heated square feet.

2 bed room 2 bath with an oversized 3 car garage, taking up the whole ground floor.

This community is in walking distance to the white sandy beaches of Treasure Island and walking distance to restaurants, local bars and shopping. It is a residential area but if feels more like a vacation resort. A lot of people live year just a few month a year and other owners rent their unit for the season. As everywhere in Pinellas county, the asking prices range has changed a lot. At the moment it ranges from $160,000 for 920 square feet to over $300,000 for 1030 square feet.

The amount of time you can rent is determined first by each condo community from weekly to annually. Most cities default is 30 day minimums.

The hottest rental market here is from October to March. Many have 180 minimum rents to avoid 12% bed tax ( like hotels) - we specialize in helping buyers in our beach areas and can give you access to free tool to research what's on the market. I can help you determine the condos that meet your rental requirements as well as your purchase requirements.

Hi Carin, I am not sure about Treasure Island, but in Pasadena, CA - commission can only be paid to a licensed real estate broker. The seller can offer a discount or credit to the buyer instead of a commission.

What kind of buyer would take advantage of an agent like that?
