Jefferson district as you may already know is a very coveted area.The schools are excellent.Depending on the home selected you may encounter a mello roos tax.However the area that you currently reside in has both hoa and mello roos.If there are any houses in particular that you are interested in, feel free to contact me and I can look up the specifics of the property taxes,hoa etc.All of the area's which interest you ate excellent choices for Tracy, with plenty to offer;). Tracy is still considered a small town, with low crime rate and good schools. The area around Sequioa is an established neighborhood, with more and more homeowners actually residing in their homes. Years ago, the majority of the homes were rented, now that is not the case anymore.

The banks are going to do whats called a BPO (broker price opinion) .They will enlist the services of a realtor and do either a drive by bpo or desk bpo . Even better you should be asking for a CMA from a realtor which is similar to the bpo. I can provide, just give me your email where to send to. I would happy to help you out . I will have it this evening I have a house tour this afternoon.
