Bank of America has been much more receptive in the last 6 months to short sales. With BOA if you are facing a delay, chances are there is a communication breakdown, the negotiator and or listing agent needs daily contact with the banks negotaitor. Delays are caused when teh bank needs something but no one knows what they need due to a lack of communication usually on both parts. BOA has streamilined their process where you can get answers in less than 2 months now. At this point your negotiator needs to contact them to see what they need and get it tio them so the bank can make a decision.

Hi Sandy, you may lease your property to 3 unrelated individuals, this applies to all properties in Tippecanoe County, whether it's within the city limit or out in the country. There are no special zoning required, most likely, if you're buying a single family home or a condo in West Lafayette, they are zoned R1, just for your information. Your two sons are counted as one entity, so technically, you may rent out to two other unrelated individuals. You will need to apply for a rental certification through the City of West Lafayette (even if your property is located in the Klondike/Harrison district and not the West Lafayette schools district), there's usually a $500-1000 up front fee to this (cheaper if you can provide a recent property inspection report), the city will review this information and possibly send out an inspector to make certain the home meets all requirements as a rental. You will then be issued a rental certification sticker to be displayed at the home. There's a renewal fee of $200 every year or two. Hope you'll find this information helpful. In this market it is worth hiring a full service realtor to market your home. They will help you determine the current value. Give you tips on staging to best show your property and keep it fresh and in front of the buying community.

Most folks don't know that the market value (as determined by appraisers) actually includes commissions for two professional realtors to complete a transaction. So the cost of using your realtor is already built into the value of your home.

As long as you already have your house on the market you can submit an offer on the next home that includes the contingency that you must sell you home first. It's called a First Right Contingency Clause.

Now in most cases they will retain the right to show the house inorder to find a buyer without such a contingency, so you may also consider a First Right of Refusal. This provision in an agreement requires the owner of a property to give you the first opportunity to purchase the property before he or she offers it for sale to others. This will mean that if they recieve another offer you must at that point decide whether you wish to continue with the purchase or allow the other party to move forward.

Of course if you do sell your house before they recieve another offer then you will move forward with the purchase at that point.

We are selling our home by owner, 1830 Sheridan Road, which is 0.6 miles from Purdue campus, Northwestern Heights Neighborhood Association, mature, wooded neighborhood with many younger families moving in. We are also in the West Lafayette School District. Buses transport younger children to their schools from around the city. Our house is just within the limit for the high school buses. we are selling our home on 2432 DePauw Drive in west lafayette, IN for sale by owner. it is about 3 miles from vine street and Purdue University. it usually takes us 10 minues or less to get to purdue. we are close to a walmart, bank, pharmacy, dry cleaners and grocery stores-all less that 5 minutes away. we love living in our area-there are mostly families and it is quiet. we can move anytime, our house is fairly priced and listed on for more information. please feel free to contact me if you are interested or just have further questions. we are actually moving to either CA or GA . coming from CA these prices in the midwest must look pretty good!
