I can tell you I just closed today selling a clients condo in Sausalito , and also I have a duplex in Sausalito that is in contract. The condo sold for all cash, and the duplex ($1.295) is in contract with an all cash offer. The market is moving along nicely.

There are properties in Belvedere and along Paradise Drive with private beaches but they are all bay-front properties. For ocean-front you will need to look at Stinson Beach or San Francisco. Here is a sample of available water-front homes:

Tiburon can on certain days be foggy and cold in the summer but for the most part it is mild. The fog clears in the afternoon. Sausalito takes the brunt of the foggy and cold weather. Much of the time in Tiburon you are actually looking over at the fog as it hovers over the Golden Gate Bridge and Sausalito. Tiburon on average does not get super hot like San Anselmo, Larkspur, and parts of San Rafael. For the most part Tiburon will be in the 70's in the summertime. In the Winter the weather is very similar to The City, very moderate as well. In the middle of the day in the winter the temperature is in the 50's, with the mornings temps in the 40's. i can answer your question about Tiburon. I have lived in the county all my life and lived
in Tiburon for most of it.

Tiburon is a very safe place to live and very little crime if any. That goes for most of Marin too except for two other cities north and south of Tiburon and it is basically car break ins and some robberies.
If your looking to purchase or rent in Marin County, Tiburon is a safe bet as far as low crime and great schools for your children.

You pretty much answered your own question. Amazing what a new coat of paint will do. Plus new fresh carpets are always welcomed by a potential buyer. Consider polishing up the plumbing fixtures, if not replacing them. Also now that the walls are painted look at the switches and outlets do they look dirty and dingy, if so have them replaced as well. Little details go a long way. Try some light staging. ... more

If you found the foreclosure on Trulia, you can't. What you're seeing is an ad from RealtyTrac for a property that probably isn't for sale and may never be. And if it is put up for sale, it won't be at the price in the RealtyTrac ad.

With Tiburon Blvd. being the main way into and out of the city and to highway 101, it can get pretty slow, especially on weekends. Traffic has gotten worse over the years, but if you ask any resident, it's more than worth the it for the benefits of living there. ... more
