I only see 10 MLS listings for sale in Avignon, and 7 of them are new construction being sold by the builder.

That leaves just three previously occupied homes listed for sale. I would not think this is any reason to be alarmed. We can only speculate as to their reasons for listing their homes.

Dove Crossing is a nice neighborhood off Graham Road and Hwy 6. I've never heard any especially loud things going on over there when I've been driving though. If you would like to see some properties over there please don't hesitate to call me.

Georgia street is not an area I would feel safe living in, especially with kids. But your level of comfort and mine could be different. In Google, do a search for "Georgia St. College Station, TX" and look at the Google Earth street view of the neighborhood - you'll see tires in yards, debris on the curb and junker cars.

Rent is really high in CS, so anything under $800/mo is usually a dump or in a bad neighborhood. Be weary of duplexes, they usually indicate run down neighborhoods or high volumes of college students. The duplexes are usually very close together and don't offer much in the ways of privacy or yards.

Just north of Georgia and Holleman, closer to campus (south of campus), are some nice and safer homes in the historic area around Brison Park.

Stay away from anything that says it's in Northgate! (north of campus and Dixie Chicken area) There are frequent crimes of people being held up at knife-point and gun-point there! Usually in the wee hours of the morning when students are leaving the bars, but still, not a place I would ever live.

Directly east of campus is kind of a mixed area with families and a lot of college students, but reasonably safe.

North of campus in the areas around Hensel Park and Tanglewood Park are nice, safe neighborhoods.

Unfortunately, real estate agents cannot tell you if this is a "safe" area or not because it is a violation of fair housing laws (the government trying to protect you). However, there are some good resources where you can find this information.

Trinity is nice place to live for a senior. There are communities on the lake. Westwood Shores is a gated community on Lake Livingston. I have retired parents that live there. It is definitely not a fast paced town. It is about 20 minutes to Huntsville where there are larger grocery stores, a small mall, Target, Wal-mart, and plenty of restaurants. We also just so you know cannot answer any of your questions, because you did not leave an address or a link. As far as safety and school report cards goes, the Realtor can really not direct you, as far as schools and safety concerns go, a good Buyers Agent will be able to suggest websites and other ways for you to get the information you seek. Realtors have to be very careful
with recommendations as to schools and safe neighborhoods, as it could be understood or perceived as STEERING into or out of certain areas, which is against the law....

Frisco Lakes is a great neighborhood and the many clients I have had that bought here love living here! The taxes are of course based on the price of the home for the different county, city and school taxes. You as a home owner are responsible for maintaining your yard and the HOA has very strict guidelines on keeping your yard maintained.

The HOA dues are $330 quarterly and the club house is amazing with onsite recreation manager and many activities for the residents, other than golf.
