We have a lender that will go to 580. Approval is on a case by case basis.

For your self employed borrowers, if their credit is 700 or better we have special financing for self employed where only one year of self employed income is used to qualify. This program allows for expanded debt to income ratios up to 58% and no deductions of unreimbursed business expenses when calculating debt to income ratios.

1. Deposit will be equal to one months rent HOWEVER if credit scores are below 625 could demand a double deposit.
2. Pet friendly is listed in property description HOWEVER there are restricted animals you cant have on property... example pit bull, snake and etc. Deposit can be approx. $300 - $500
3. SEARCH - approx 30 days prior to move in date. Apts require a 60 day move out notice and typically home owners require 30 day move out notice.

The only reason I can think of is that it may be a little over priced. Most properties in Bandera County are usually going for $7500 to $10,000 an acre.

To get a loan you typically need to have a credit score with a certain value. The good news is, there is not harm in checking with a loan officer. You may not want to since you describe feeling defeated - but nothing bad can come from more information.

If you sit down with a loan office they will give you goals for attaining a mortgage.

If it is rentals that you are looking for you can look around on sites that offer personal listings for rental or roommates - good luck!
