Without knowing more about your situation, it's hard to read the mind(s) of the lender you're working with. It sounds like the lender is not persuaded that the rental income is secure enough or high enough to get you the larger loan you want.

Have you talked to a mortgage broker? That's what I would do. A mortgage broker knows the lending standards of multiple lenders and can see if a different lender would lend a higher amount to you. It's worth a try, but know that the terms of a higher loan are likely to be less attractive. If you would like a list of mortgage brokers, please send me an email and I'll send it to you. They don't charge you a fee for their services.

Just a final little thought....Are you sure you really want the larger loan, the potentially higher interest? Again, I don't know anything about your financial situation, but I do know that money can be an expensive thing to buy over the long run.
