Your Realtor can guide you throught the process.... various builders have various incentives, also Woodland springs is a young area, chances are there is a resale home that will be even less with more upgrades available. BTW having a Realtor as your buyers agent SAVES you money as they work FOR your best interests.

The Fort Worth foreclosure market is but a small percent of our business. Yes, there are more foreclosures than we have had since the 1980's, but there are also more stable jobs, and more people relocating here than at that time. All in all there is a foreclosure market, and there is a regular market. They are NOT the same. When comparing to the 1980s, we must remember that Fort Worth now has 40% more homes in the area than in 1980. Now in 2009, Fort Worth also has more people relocating here for the stable job market, as well as the other benefits of this area.

I have stated before, just as the NAR president has written, that even within a city, there are many different markets. That is true here in Fort Worth, TExas. Stats are stats, but stats do not tell the whole story. Sometimes we must be careful of the out of state investors who see this at a bonanza to buy up investment properties and they sometimes paint a picture to skew stats.

The bottom line is this: If you want to live in a great city, with great amenities, good job opportunity and get great buys in real estate (whether the foreclosed, or the more stable areas) you will not find a better place to come. This is a great question HOWEVER each home "stands alone" when a buyers agent determines how submit a sales offer Investigation is required . Dallas Fort Worth area(s) are not as distressed in residential sales as other areas of USA.

I searched MLS I dont see any home listed for Meyers Meadow or sold via MLS in past 6 months

CMA - Southlake over past 6 months 181 homes sold av. price sq. ft $154.37
DISCLAIMER: homes sales range from $181K up to $2.4 million in sales

Southlake is a luxury community for DFW area.

It shouldnt, you will have to check the foreclosure deed and the deed from the bank to you. it is best done if you hure a tital company to do a titl search to make sure. when purchasing ,ake sure you get the owners title insurance, the small amount you pay will be invaluable if it ever comes up later. should i head out to look for oil with you? I would need more details happy to pull that file, if they are new condo's not posted in MLS a realtor would not have that info. you can then go to the tax roll info. search for dates in that area.

Wayne, I would definately attempt to protest. Take your settlement statement to your county tax office and show them what you aid for the property last year. Unfortunately there is no way to tell whether they will lower it or not without trying. I have had cases in our appraisal district, where the property just sold for lower than the appraised value and the appraisal district simply said that the buyers had gotten a bargain.
