The Seller also ends up with a potential buyer who is now "pregnant with the deal" and more apt to stay in it.

Inspections are performed so that you know somewhat what you are buying into, not for renegotiating purchase price or getting the seller to do more work on the house.

If you are not comfortable with the report, don't sign a contract; find another house.

Property taxes can be reassessed by the county if values have substantially declined. Most counties in areas where the real estate market crashed are already in the process of reassessing property values for the new fiscal year which usually starts in July.

If you think your property value has fallen below what the current assessment is, you can get forms from the county assessors office to have the value reviewed. You do not need to pay anyone else to do this.

Check on your county webpage for more information on what is needed to submit a request for reassessment.

Don't be too concerned about construction types, they are what they are and all houses have to be built to code. When you find your new home have an engineer do an inspection to determine if any problematic issues exist in the structure. Yes, carpeting can be removed and most often underneath you will find great wooden floors that my need some refinishing--cost will have to be determined after the carpeting is out, and will depend on the size of flooring. I would also recomment Great Neck (LI).
Houses are beautiful with a good amount of property and wonderful school districts.
Just a little high on the taxes - like they are when the school district is that good.
