A lender cannot close a mortgage loan until all outstanding conditions have been reviewed and cleared. It sounds like your loan still has outstanding conditions. The lender must be given sufficient time to review and clear everything once received assuming they meet the underwriting requirements.

Any per diem charges are between the buyer and seller. You would need to consult your real estate agent regarding the terms of your sales contract.

Underwriters have to work within guidelines set forth by their investor and/or management team. Payment history is a huge part or the decision making process. Credit scores are only one part of the credit qualifying process - the lenders still have to consider what's actually on the credit history.

Aside from sub-prime and hard money, I can't recall anyone with a 30 day mortgage late qualifying for a new loan or mortgage in 17 years in the industry unless there was a mitigating circumstance that was on the level of a documented death or serious injury.

I guess the best way to look at the situation is if you had a few hundred thousand dollars to loan at a 4% rate for 30 years, who would you lend it to? Would you take a chance on someone that was slow to pay within the past few months because they were asking the last guy that lent them money to change the terms of their agreement? Or would you loan to someone that had a steady pay history for two year or more? I know who I'd prefer to work with.

This is a good question that others probably have but won't ask, so it is good that you asked. I was just on the phone with a direct lender and asked that question on your behalf. What she recommended is that you contact the National Foundation for Credit Counseling at http://www.NFCC.org and ask them about your options. They'll likely suggest that you consider asking your loan servicer about the Home Affordable Refinance Program or HARP (HARP-Mortgage.com), but please contact either them or the Impact Group here in Gwinnett County before taking any other actions.

Suwanee Creek Park is a relatively new neighborhood near our office, Mbuckingham. The homes are fairly large with 4 to 5 bedrooms and 3-4 bathrooms. The schools are Roberts Elementary and North Gwinnett Middle and High. There is a drop down menu for sort by newest listings first, price, and subdivision. This will allow you to see those homes listed to rent - with the search results sorted for you alphabetically by subdivision. That means Morning View should be somewhere in the middle.

I think that the lifestyle choice of Suwannee vs. east Cobb is pretty radical, but it all depends on business and personal commuting, family proximity, and whatever else is important to you.

Greatschools.net is the go to site for this and I'm using their Iphone app frequently nowadays.

From there, go to the school system websites and schedule some meetings and tours.

If any agent steps up here and makes a claim that one area is better than the other, then beware, they speak with forked tongue...
