What type of loan do you have? You may be able to get a streamline refi without an appraisal. Your loan officer should be able to provide you with this information.

Real estate agents are not allowed to comment on whether or not a neighborhood is good or bad. That is research that you would need to do on your own. There are a Federal Fair Housing Laws that prohibit that from happening. It is up to the individual to make their own determination about a specific area. Should a real estate agent comment on such a thing, it could be steering which is a prohibited act.

Determining how good or bad a school is, or how crime is, or anything else similar needs to be researched on your own.

D R Horton is a good builder. Just make sure you get a home inspection from someone familiar with new construction. A full time home inspector. That is your best defense, and a good buyers agent. I have many years of new construction experience look at my profile.

The builders in Wyndham Park are very good from what I remember going back to 2000-2003.
I remember the builder was using quality materials to build a well structored product.
I believe one of the builders was Sharp Builders.

You are desperate!
Your Credit or Finances, or both, will not allow you to go the conventional route:
You need the Seller to help you out!

The Seller will know it, and you are going to pay dearly for this service:
There aren't too many altruistic Sellers out there.

The terms that can be written into a Lease/Option can be dangerous to you:
How long is the Option period?
How much money are you putting in to the Option?
What happens if you are not able to execute the Option?
How do you know what your financial situation will be 2-5 years from now?
How much is the rent in the meantime?
Who will be responsible for maintenance and repair in the meantime?
What will be the Market Value of the home in 2-5 years?
What will be the Selling price 2-5 years from now?

This is the Ultimate Caveat Emptor!
