There are 82 properties from Bend to Sister and South to LaPine that range in 2 to 10 acres and priced from $125k to $3 Mil... however I've also done a search with keywords of Corral, Barn, Horse Properties and topped off the price at $750k and there are 9 properties that fit in that category.

The Sisters area has of course primarily Ponderosas and South Bend as far as LaPine the trees are primarily a mix of Ponderosa and Jackpine. Junipers are in Northern Bend to Redmond.

No, I don't think that you are way off at all. That is onlly 10%, I have seen offers as low as 20% off asking. You could be countered at which point the negotiation process begins, or the seller could just accept or deny it.
