You do have options. You can let them Foreclose, you can ask for a deed in lieu of foreclosure or you can do a short sale. Call a CDPE in your area. I am a CDPE here in Sunnyvale. Colia, The answer is absolutely not..With the amount of foreclosures and as much as what's available in most markets seems to change everyday, your best bet is to find an agent you are comfortable working with and they can provide you any information you need.
For the next couple months prices should remain flat as the number of buyers leaves the market and the amount of homes on the market starts to decline. More buyers taking time off than sellers which will bring price appreciation to a standstill.
In Sunnyvale - especially the stronger areas such as Cherry Chase - we've seen very little foreclosure activity compared to the east side of the valley. Mt View, Cupertino, Palo Alto have also been holding strong.
If you are looking to buy, this will be the best time to do so before prices really firm up in the Spring.... more
