Unless you wanted to consider going across from the beach or several blocks off the beach. If you wanted to finance a regular condo in a stable building that would be your other option. It woudl require about 30% down.

Negatives from the many buyers who have previewed the premises mostly include the public access parking and sharing the beaches directly with the public. There are less than 30 public parking spaces so it's not of major concern while the new parking garage (on 190th) will soon be of concern. This new garage is across from Ocean II & III towers which will soon hold over 500 cars and I believe, open to the public.

Back to La Perla negatives: The oceanfront restaurant has a bad rap with ‘rumors’ of rats but honestly, I found the food really good and didn't notice anything funky although I wasn't in the kitchen to see what's really happening. The restaurant/bar atmosphere is excellent! Another negative is that La Perla has pricey valet compared to the vast majority of other oceanfront buildings in Sunny Isles Beach so be prepared to hear your guests complaining as this could be a concern to some.

Other than that, I find mostly positives including super condo values, a well equipped fitness center with inspirational direct ocean views and solid services, security, amenities such as a community/conference room and outstanding views from most condos especially facing South East & South West. I like the fact of the new park opening west across Collins and closer to St. Tropez, which by the way, will soon offer La Perla residents’ high end retail shopping and new restaurants.

That is such a personal situation, it is hard to advise. If it is going to be your permanent residence it may be a good idea to use at least some for a down payment and finance some as the interest rates are very good.
But it is best to get advice from your fiancial advisor who knows all of the details of your situation.
The purchase at this point in tme is a good idea if you are going to purchase soon anyway, as the inventory is good and the prices are down.

Let your agent know how you want the offer to be written. If it's okay with the seller and their agent, your good to go. I presume you have the funds in a verifiable account. If the seller comes back with a counteroffer regarding a second deposit, you can deal with it then.

Have you inquired with the developer as to how much longer it will be before the subject property is completed? First, I would write it within your offer that the property must be competed prior to close of escrow. Second, I would make sure that you have the property inspected by a licensed property inspector after the home is completed. Even thou the home is new, you should still protect your interests. Third. make sure that you have a contingency period within the offer that allows for you to cancel the escrow if your property inspector finds something wrong that changes your mind about the purchase. Finally, if your inspector finds something wrong after the home is completed and you reach an agreement with the developer to fix any defects in the home, make sure the defects are repaired prior to close of escrow. Good luck!

I live here in Sunny Isles and would probably have heard if there were ever plans to conver to condo, and I have never heard that. It requires many rules and regulations to go condo, and it is doubtful in this real estate market that it would happen. There are several small buildings along the beach here that are condo, such as Aventura Beach Club and Seashore Club.

It depends on how short term. The Trump Sonesta is a condo hotel so of course you can go by the night.
A few others are as well, but if it is owned it is up to the owners dicresion if they want to rent it for a month or less
Many of the high rises in Sunny Isles such as Ocean 1,2,3 and 4 are six month minimum.
If you would like to give me further information about the lenght of time you need I could possibly give you some ideas.

Kim - it's important for you to take a good look at your purchase contract. A lot of buyers of preconstruction are finding themselves in default after a couple of years of signing because the developer took so long their financial situation has changed.
The Holidays will not be an excuse - if you are not sure what you signed (and please do read all the fine lines), get an attorney to interpret it for you.
