The homeowners assessment fees for this particular listing is priced at $760/semi-annually or $126.67 a month. Listing agents have the option to input the HOA fees either way when they put a new property on the market.

Please feel free to call me with any other questions you may have as I am very familiar with the Sun Lakes area as well as other 55+ and golf communities. It would be my pleasure to assist you in searching for a new home if you are not already working with another realtor.

Hi Gary,

We are an approved NSP/ Your Way Home AZ Lender. The property is not limited to any specific area for the program. However, there are income limitations, the property must be currently in foreclosure (and be foreclosed at time of close) or owned by the bank.

You are likely thinking of the municipality programs of the NSP funds (i.e. City of Phoenix Housing Program, Peroria, Mesa, Etc..). They do have area restrictions. However, Your Way Home Arizona does not. I can further discuss with you your options. Actually the best and first item of business, as Your Way Home AZ states & trains Lenders to advise, is to have the client qualify first and foremost before doing anything else.

I would be happy to review your options with you.

Dear Buyer:
Definitely yes. Adult living, country club, lakes, close enough to the City, sports, golf, hospitals etc. Cannot go wrong if you are looking for the 40 plus lifestyle.

Sun Lakes is a retirement community of about 12,000 peple comprising five active adult country club communities in three homeowner associations. These include the gated communities of Oakwood, IronWood, and Palo Verde, and the non gated communities of CottonWood, and Sunlakes1 country clubs. Sun Lakes is a masterplanned community developed by a single builder, Robson Communities. Robson Communities was founded by Ed Robson. See Wikepedia for this and more of a history if you like.

If you are looking to commute to work and closer to Scottsdale dining and such, there are other areas that may interest you.

If I can help you find a place in the Phoenix metro area, feel free to contact me. Take care.

Regards, Jeff
