You will find that the majority of Lenders are licensed to operate in most, if not all 50 states.
You also may experience that many Lenders will eventually sell your Loan to another company.
Some Banks sell everything, keeping nothing, while other will sell none, keeping everything.
The important ingredient, therefore, would be the Agent that you deal with.
Keep these things in mind when you make you decisions.

Usually it doesn't take any longer then it does when purchasing an equity sale (Traditional Resale).

The short sales are the ones to watch out for.
They are the real time consumers,....it can take several months after an offer is accepted before the transaction is approved by the lender.

Well , ifi were you , I would actually read the disclosures . The term negative issues is very broad . Some people like grass in their neighbor hood and it does not affect them negatively , Others may be allergic to grass and have terrible negative reactions to it . One mans trash s another mans treasure . So without knowing what you consider negative there really is no advice I or anyone else can give you . If you are concerned with crime , then check the local police district , go shopping in the local grocery store , drive through the neighborhood at night . These are all things you have to find out for yourself . Your question is subjective and there is no way to answer it without knowing a little more about what issues may concern you . ... more

Maybe I can help with a rule of thumb. Picture Las Vegas as a circular valley. Downtown is the middle. Make a line from the bottom of the circle to the middle and that is the strip. It basically takes 30 minutes to cross the valley on the freeway so the strip is basically 15 minutes from most houses. A little longer if you live further from a freeway. We have a North/South and an East/West freeway and then there's a circle around 2/3's of the valley.

There are programs here in the US for Canadian Investors. A lender I frequently work with has a 20% down program for Canadians to buy investment properties. Also, I grew up in Vancouver and have a contact there in the lending industry that also works with investors if they choose to refinance up there and then use Cash to purchase down here.

I know that's not the answer you want. You'd like a solid number like: $52,000. But that's not possible. We know it's not worth $60,000, or it would have sold. But how much less? And part of the answer depends on its condition. You could have two properties, side-by-side, identical, but one could be worth $20,000 less because of damage to one and great condition and upgrades to the other.

Only a local agent who has actually seen the property (or will see it at your request) can give you a solid answer.
