Generally, all across Long Island, Home Prices & Home Sales are slightly increasing. As for taxes anywhere, taxes usually climb a little every year. You could check out www.mlsli.com or devontesellsnewyork.listingbook.com to check out general tax rates in the area. In addition, you could call the local assessor's office and find out more about if tax rates are expected to change.

There are the kinds of appraisals done for three different reasons.

The highest appraisal is usually done when you are applying for a second mortgage or refinancing.

The lowest appraisal is usually done by a bank/mortgage banker who is issuing a mortgage to the buyer.

The middle appraisal (market analysis) is performed by a Realtor and is based on very recent sales in your immediate area, same zip code, same school district, of similar homes.

Depending upon your reasoning, you may not need an appraiser; you may be able to call in a Realtor to do it for you.

Generally speaking the price of homes have declined since 2009, some areas in Harborfield more than others, which is typical of most areas of Long Island. Long Island has been a stronger than average market as compared to other areas of the country that have seen more devastating price drops.
I cannot avoid being self serving to point out that the specific details of your query should be addressed to a Realtor. The internet can assist you with general information. My single most important function is to be pinpoint accurate with my numbers.
