Everything in your agency agreement is negotiable, it can't hurt to ask. If you've already signed a contract you should read it through, it should address this issue. You';ll never know unless you ask.

How are you? An average commiaaion rate in the Sudbury are ranges from 5-6%, depending on he agency and marketing planned for your particular property. The commission is typically divided 50/50 between the listing agent and the buiyer's agent. There is a difference between a million dollar hous versus and a half a million and thus the marketing has to reflect and reach the different pools and may vary towards the higherprice range when marketing a higher end home. The Seller does not have to offer out any compensation to a Buyer's Agent. You can write the commission into the offer to purchase, but if they counter with no commission then you will need to decide if you want to pay the commission and go forward or move on. Typically the buyer's broker commission come out of the seller's proceeds. The seller pays the full commission to the listing broker, who in turn pays the buyer's broker.
