Cost per square foot is determined by many factors. What kind of house are you wanting to purchase. A tract house by a small / regional builder that is a big box? A tract house by a national builder on a postage stamp lot? A custom house on acreage by a luxury home builder?

As a Construction Specialist, I have helped many clients build their dream homes. But first we have to determine their expectations. So, if you've looked around at styles of homes, floorplans, and features or builders you like, that would be helpful in answering your question.

The price could literally be anywhere from $60/sf to $300/sf.

I think $72,000 is a good place to start. Basically, it depends on the shape of the property and what the Bank has in the property. If your offer is a CASH OFFER where you can Close the transaction really quickly they are more motivated to take a lower price.
