hi abdelilah dehry, even though i know exactly what you're asking and know what you intend, i can't answer your question. here's why:

my definition of good may be bad to others and visa versa. second, i can't persuade clients to certain areas or detract them from other areas for fear of 'block-busting' or 'red-lining'. so... to prevent this, give me parameters to work within and i can find you exactly what you want.

I personally live there and love it. Phoenix is a spotty city to begin with, so the neighborhoods can change really quick, and they do so especially in south mountain. That's why the prices are the way they are- but it isn't empty out here, there is a big population, lots of shopping centers, major roads, and attractions. It really does matter where you look though, depending on what your plans are for the property.

You are asking such a subjective question. It is hard to answer without knowing your daughter and her concerns. Buying a home involves so many variables, it is difficult to address them in this type of forum. I suggest you start with the Buyer's Advisory, This document is a good place to start your research and gives you all types of additional resources. Next, I suggest you find a good buyer broker. Someone who has a lot of transactions under their belt and hire them to help you. Often the cost of the buyer broker's services are covered by the seller of the property.

If you buy a property there make sure you join ADT security cuz you’re home will be broken into at least 3 times a week. Look across the street with those unemployed 31 year olds driving bicycles and guns in their back pockets.

Typically, what you see on the MLS or any site serving as an MLS link (such as, what you see is all the listing agent has provided. It is quite unfortunate that many, and I mean MANY Realtors, do not know the value of good, quality photographs. I myself use a professional photographer on my listings utilizing a 35 mm camera with a wide angle lens and advanced lighting to capture more of a room. Other agents obviously are using a $35 camera and it shows in their presentation.
My suggestion is to consult with a Buyers Agent and if your out of town (I see you are listed as TX), have him or her go take a look at the property with a good camera in tow to forward to you quality pictures with a more detailed written report on the condition and of course, detailed comps of the neighborhood.
