As a mom and 9-year resident of Petaluma, I can say that there is not a better community in the Bay Area for raising children. This town's cohesive nature and family-oriented community never cease to amaze me.
Look at www.greatschools.org for school info. 3 of our elementary schools last year scored 10/10 from the State Board of Education.
In terms of affordability, Sonoma County is one of the least expensive ares in the Bay Area and Petaluma still offers convenience to San Francisco commuters. Countywide, Sonoma saw a 16% increase in home prices in 2012 but historically, prices are still near 2003 levels. This, combined with super-low interest rates allows your money to go so much further than it did then.
There is a quality of life in Petaluma which is difficult to match. The warm sunny days and cool nights make for happy people and grapes. There is a contentment and local enthusiasm here which I have never experienced anywhere else.

Although FHA will ask for a copy of your husband's credit report, they are looking for additional monthly obligations not quality of credit. As long as you qualify with his additional monthly obligations, you are good.
If he has had a short sale or a foreclosure and you were living in the property when those occurred, you may have a difficult time getting around that.
Husband will need to sign Quit Claim Deed as per California's Community Property guidelines.
Get all your documents in order and find a reliable loan agent in your area to go over your file complete with your credit report and husband's.

You will find some world renowned wineries and restaurants within a 15 mile radius of the property.

If you are into horses, there are wonderful trails and facilities to explore. Rancho Wikiup is one such place. It was built as a prized thoroughbred horse facility and inn in 1915. Today it offers a wonderful venue for small events or a place for an intimate weekend retreat in the wine country. It could be a great spot for a wedding.

That really depends on a number of factors such as when you bought, the location, the condition, etc. A local agent can provide you with comps to show you what has recently sold similar to your property.

And the rental market is strong in Sonoma. The shortage of inventory is increasing rents. But again the location and condition will determine what you will receive.
