Matt....I would definitely consult a buyers agent (especially with this being your first home). A buyer's agent can help guide you tothe different builders around town, help you find a lender that will work the best for the type of loan you are needing or locate that perfect piece of land to build your first home. If you are looking for land, and wanting to build outside of a community, you will need a different mortgage product. (Construction/ Perm Loan). I started out in the building industry working for a national builder and now currently market for a regional builder that will also build on your own land. Try some of these websites: city-data.com, cityrating.com, usa.com or areavibes.com. The sites may be a year back on data but it would give you a good idea. If you're still uncomfortable maybe the local police wouldn't mind a call if you know the specific area of Simpsonville or Mauldin. I'd hate for the police to get tons of calls but I'm sure they wouldn't mind a call once in a while since they would know the best. Simpsonville is a very popular area. People relocating and locals are very interested in the area, including Mauldin. Good luck. ... more

This is a tough call. If there is a solid offer, your offer will become a backup offer that may never be considered. A lot depends on how long you wish to wait. You could visit the home, write an offer and then wait the 30-45 days and hear nothing, Then start all over again with a new home.

If you are not in a hurry you could try it. Maybe it will work out.

If it is already listed as a short sale, that means that the seller is in the process of negotiating with the bank to sell at a lower price for numerous reason or the seller could be behind on payment. This would mean that a foreclosure could take place at anytime. It would be best to get a home that the seller is wanting to lease but not going into foreclosure. Hope this helps you.
