Taxes are not based on the market value (almost) whatsoever. It is based on a formula that is impossible for a lay-person to figure out: It is the appraised market value of the land plus the depreciated replacement value of the improvements (the house) x 35% x the tax rate for that particular tax district. So basically, taxable value is not indicative of market value or sales price.

Hwy 431 is a two lane mountain highway that goes from Incline Village at Lake Tahoe to Southern end of Reno. Then, Hwy 395 will take you in to Carson City.
Regarding low price homes in Stagecoach, there are a few available right now. I don't know why you cannot get help. Let me know what you are looking for and I will see what I can do.
Most of the low priced ones are either short sales or Bank owned so you will need either a loan approval letter or verification of funds. If you do not have one of those, you will not be able to have an offer accepted until you have one.
If you are paying cash, you just need to have the account statement that shows that there are enough funds to cover your purchase price.
If you are getting a loan, you will have to have a loan preapproval letter from a lender.
Addressing the 6% - that 6% is not always 6%, it can be more but is often less. And the total commission is normally split 4 ways so no one agent gets the total 6%.
For instance, If I were to sell a $40,000 home and the total commission was 5% (pretty typical these days) I would make about $625.00. So, if you are checking with agents from Carson City or Reno and want them to show you homes in Stagecoach, they probably will not because gas prices are too high right now.

There are lots of options including an FHA backed mortgage with only 3.5% down and even USDA loans with 0% down. Talk to a local mortgage banker and see what can be done in your particular set of circumstances. Now is a GREAT time to buy a house, don't let the opportunity pass you by.... more
