Hi Jerry - I'm constantly amazed at how banks can work against homeowners like this.

There is no requirement for WF to modify your loan, so I don't believe you can take any action against them. You can, however, get help. There are professional negotiators that have success with banks. Have you used the resources from Hope Now? http://www.hopenow.com/

Good luck.

You have to realize who you are renting to and that a big security deposit might not be within a Section 8 renters means. Also they are petty smart sometimes and might want an escrow account at a bank that you have to pay the 4% percent interest (I am not sure it is still 4% in maryland) on these deposits if the renter is aware.Section 8's are for smart landlords who rent many properties not people renting out a house they can't sell,be careful. ... more

There are a number of good ones. First, here's a listing from CREOnline.

Virginia:

I know of, but don't regularly attend, the Capital Area REIA.

I do know and attend DC/VA REIG--recently renamed the Virginia REIG. That's meeting on Saturday, July 19. It's a good one--monthly meetings, basic membership free. Lot of good information along with the pitches. It also has a pretty good weekly "deal alert."

I also know and belong to Real Estate CNG. It now uses a combination of meetings, teleseminars, and other methods. It gets a smaller turnout than the one above, but it's useful.

I've never attended Todd Morgan's Millionaire Networking Group in Sterling, but I do know Todd and, on that basis, can recommend it.

Here's the listing for Maryland clubs:

I don't know these as well. However, I do know Charlie Parrish. He runs an expensive mentoring program, but he's very sharp and knows his stuff.

Sherman Ragland isn't on any of the lists, but he's very active. His link is: http://www.shermanragland.com/

Each of the groups has its own "feel." Some are a lot more into promoting books and courses than others. And some have more newbies than others. Try out any on the lists. Maybe start with the ones I mentioned. Attend a meeting or two of any that seem to fill the bill. And feel free to contact me off line.

Hope that helps.
