Hi Phillip,
What town are you looking to gather this data on? Burlington has a property data base that you can use to gain some of this information. You may also have good luck using the ‘grand list’ some of the other towns have this information available as well. The difficulty is crossing town lines. It’s uncommon to find the same information displayed in the same program.
Another avenue is to use a Vermont sold property search. Just type that into Google and you should have a list of options.

A lot depends on your state's rules on disclosure. If disclosing the sales price is manditory it will be a matter of public record. Call your county recorder's office to find out. The other possibility is to work with a Realtor that has access to the sold statistics. As far as dissimilar comps that is where experience in the local market is a necessity. ... more

The answer of course will depend on a few key questions.
How much you paid for it last year;
How quickly you may need to sell it now;
Any improvements you've made, cosmetic or otherwise;
Price level of the home - $200's will be different than the $600's for instance;

Pricing has declined a couple percent - on average - since a year ago. Not much, and some up a bit, some down a bit. So depending on your circumstances and the house itself, competition in the neighborhood, etc., you may expect to be close to a wash with last years numbers. Our market here is so small that it really will depend on the details.
