Wash Twp has a varied price point of homes. But the area is stable along with its home values.
Price point of homes range from under 200k to over 1 Million.

Bon Aire is a wonderful community. in Wash Twp. Values have become very affordable for these homes. Some have over an acre of ground to them.
It is easily accessible from rt 42 Atlantic Expressway and Rt 55 and rt47. Philadelphia and shore points are a straight shot away east to west..

There are many areas in Washington Twp that offer similar demographics and appeal.

Interesting that each person has complained that it can't accommodate a pool. If that were in a more southern or southwestern setting, I wouldn't be as surprised. But New Jersey?

However, if that's the problem, you've got 3 (or more) options:

(1) Keep reducing the price. That's probably not the best solution, and there's certainly a limit as to how far you can go. Keep in mind that the 4 potential buyers you've had probably wouldn't have bought the house at any price, since a pool seems to be a big priority.

(2) Market to folks who don't want a pool. Your agent will have to be careful not to engage in practices called "steering." But there are still ways. Example: Lots of families with small children don't want homes with pools. They're afraid of their kids falling in and drowning. So: Market to families with young children. Even make the absence of a pool work in your favor--it's safer (the argument would go) because it doesn't have a pool. Or market to folks with dogs who want a fenced-in back yard. They, too, might be worried about Fido falling into the pool. No pool: no risk to Fido. There are plenty of ways to identify folks with small children or folks with pet dogs.

(3) Get information on alternatives to full-sized pools. There are several good ones out there--Endless Pools and Swim-Ex, for instance. Here are a few links: http://www.swimex.com/why_swimex/swimex_endless.html and http://www.endlesspools.com/products.php They'll easily fit in your back yard. I wouldn't actually buy and install one. However, I'd suggest that you get complete information on them, and then have an artist draw (or Photoshop) a picture of your back yard with one of the pools in it. Include that in your promotional material. And provide a credit or allowance for a buyer who'd want one; your Realtor can help you structure the arrangement.

I'd also suggest you get a new CMA and that you get a stager to give you an evaluation of your home. As I noted above, the lack of showings suggests a price issue, regardless of the presence or absence of a pool. And lots of times people aren't totally honest about why they're not interested in a property. Yes, it could have to do with the absence of a pool. But it might also be something else that a stager could help identify.

I am not sure what you mean about 1% of the loan amount. Your quote will usually have a 60 or 90 rate lock period. You need to ask your lender what they offer first. You are more than 60 days out so if you have a 60 day lock you can't lock yet unless you pay extra. Is that the 1% you are talking about? If so I would wait until you are 60 days away from closing or maybe 50 days away. I don't see rates changing that much that soon - but my crystal ball broke in 2000. ... more

I think Sheffield Gate is a nice community, very conveniently located especially if you commute into Philadelphia because you can avoid Rt 42. You're also very close to the Deptford Mall and restaurants. Of course, you get a great school district too.

On the downside, the lots are pretty small and the homes close together.

You can search all the homes there and get email updates of new listings from my website.
