You are right that it is very family oriented. The home prices are a little higher than Seaside. An interesting fact about Pelican Island is that half the island is part of Toms River and half the island is considered Berkeley Township. ... more

Hi Lou,
It looks like the short sales , foreclosures and banked owned properties have brought down the prices of the remaining inventory. it is happening to the other homes on barrier island as well. If you are looking for a more specific market analysis please let me know. ... more

Carl,

From a personal viewpoint and not a professional one, I know when my friends and I were younger, the 3:00 a.m. atmosphere that you described above is exactly what I was remembering...lol! Don't you watch the Jersey Shore? LOL!!

Honestly, I'm not sure of what the correct answer or opinion is here. I, personally, being a mother of three kids, wouldn't probably buy in Seaside but would consider maybe Ortley, Lavalette or Ocean City which you mentioned above. Ocean Grove is also a nice town too.

Good luck and try reaching out to Laura Giannotta, she's here on Trulia and also an agent in South Jersey. Here's her ActiveRain profile: http://activerain.com/laurag

Seaside has been known to be a party town, as you already know thats where they have filmed Jersey Shore.
The town explodes in population from June til Sept. it also has a very large inventory of condo,s.. they range in price from 90,000 to 850,000. If your looking for a fun and enjoy the boardwalk, rides and night life its the place to be, if you want peace and quiet, its going to cost you.

Anita, you don't reference any property address in your question. If you're looking at a listing on Trulia, scroll down to the bottom and see who the contact person is. Or...better yet...since you're an agent you should be able to find it in your MLS, right? ... more

That's because the home is actually located in Toms River Township. The listing for 14 Tunney expired in June 2010. At that time is was priced at $665,500. If you'd like me to check to see if the homeowners are still considering selling, contact me.

It would truly depend on location, and whether or not the sale included active construction approvals. Additionally, one lot would be worth less then several contiguous lots.

Robert,

Its the shore!!! What is not to love about it. It is a nice area. The township has been making improvements for a while now. It is actually a very nice area for the family. Are you looking to purchase a property in that area? There is also Seaside Park as well, which in my opinion is even nicer than the Heights. I would be more than happy to show you some properties in Seaside Heights and in Seaside Park. I can email them to you if you wish. For my information just click on my photo and let me know if you would be interested in previewing some properties. If I can answer any other questions, please do not hesitate to call me.
