Yes, you heard correctly. Doing nothing the first 3 to 6 months to let the house grow on you. See how the light comes in the windows. Get a feel for the flows of the home and your family traffic. Do you really want to enlarge the bathroom and take out the hall linen closet? This is especially true with the landscaping. Get a feel for the Summer heat and the setting sun.
Of course if a buyer is flipping a home you cannot wait. However, if you plan to live in a home it might be better to wait rather than say in a year, "Why did I do that"......"It seemed like the right thing to do at the time".

I would highly suggest that you seek legal counsel. Realtors should not answer a questions such as this. I have studied law for a couple of years and because of that I can tell you that there are several issues in what you have stated that a court could rule on in many different ways. The mortgage company wants you to be responsible first and foremost, make the payment every month, take care of the property etc. The documents up front are an attempt to prevent fraud, some true investors try and get a loan that states it is a 2nd home with no intention of living in the home.

This is when the escrow officer and mortgage lender agree on the dollar amount and then the mortgage lender wires the money to the title company. Once the title company receives the wire they will double check all of the numbers and then file to record the documents. Hope this answers your questions. Did you have a survey done, or are there at least corner markers? How do you know it is 3 feet less? I would work with the person that is on the other side of the fence, the previouse owners may have had a reason the fence what put where it was. Neighbors know a lot, if you just talk to them. If it is your property there shouldn't be any issue moving the fence. I my town you have to pay $50 and get a fence permit to build or move a fence. They come to the property and make sure you are on the property line to avoid issues like this in the future. You'll have to check with your city and see what they require. Good Luck.... more
