It is a good idea to go to the Schaumburg Township tax assessor and ask them to assist you in filing an appeal to lower your assessment. It is free and quick. They are very nice and helpful. I just got my own lowered again this way.

So, since it is depending on the sale price and some variables, it is something we could try to crunch out more accurately after we do a market analysis.

Fannie's behavior is really going to vary property to property. But I think that being within 8k is close enough to their ask price to get strong consideration. You might even be able to get it for less, although that would be slightly riskier in terms of actually getting the seller to accept your offer if there's any competition.

I know lots of changes have taken place, so I wonder if it is now 3 years? What would be an extenuating circumstance?

My credit score never really went below 700 throughout the ordeal but was near 800 at the start. I have purchased a car since and refinanced and consolidated debts to pay off since then as well. My credit score is still in the 730-750 range and my income is very good.

I'm just looking to see what options I may have and when, so I can focus my financial planner better and possibly buy a house at some point in the future.

Wow, no answers?! There is a federal program in Chicago called TaxSmart. So far, I've only seen it be introduced in Chicago. Schaumburg, not so much. I think Schaumburg really only offers an energy tax relief program, that will save you on taxes when you install energy efficient fixtures into the property. You are saving a lot in the initial cost of the property anyway and the taxes in Schaumburg shouldn't exceed $2500 per year for a 2 bed condo. I just looked up properties under $70,000 in Schaumburg and there are 34. If you want to consider Chicago, there are 404 just on the Northside under $70,000. ... more

Hi Cole, short sale properties tend to take months (at least by us) to get approved by the bank holding the mortgage for the seller. If you are interested in a short sale, you could probably start looking in the Spring.

REO properties are already owned by the bank and tend to take much less time than a short sale would. You would probably want to start a few months before you want to move.

Keep in mind your financing will usually take 30-60 days to wrap up as well

Three ways:

(1) Ask a Realtor to do a CMA (competitive market analysis) on the property. That's applicable whether you're interested in buying or selling. The CMA should be fairly accurate. If you're selling, specify whether you're interested in the highest values or the shortest sales time. There's a range to CMAs, and it's important to know whether you'd hope to have a contract quickly (say within 30 days) or whether you're willing to wait a bit longer and perhaps get slightly more.

(2) Pay an appraiser. This might run $300-$400. It will be quite accurate. It might make sense if you're selling. It doesn't make sense if you're making offers on various properties. If you do make an offer that's accepted, your lender will require you to pay for an appraisal on the property.

(3) Put the property on the market (as a seller). The real market value is what a willing buyer will pay to a willing seller. So the only 100% certain way to determine the market value of a property is to get an offer on it.

Bonus Tip: Don't rely on the automated/algorithmic online services. Those may be fun, but they're totally worthless.

Typically, you need a pre-approval from a lender when submitting an offer and the sellers lender requires usually requires this to approve a short sale. In addition your lender must be able to close within 30 days after short sale approval. There should be no cost to put an application in. I would suggest you use a buyers agent experienced with short sales when purchasing. There is no cost for for a buyers agent and the commission is paid for by the bank.
