Hi Suzy,

You want to purchase in a retirement community? Most of the complexes are stringent about wanting the homeowners to be over 55. It would really depend on the unit and what their percentage of ownership is. Honestly, I dont think your changes are very good.

We have many communities that are not age restricted that offer many of the same ammenities as the 55+ ones do. I would be happy to email you listings to review if you'd like to share your requirements with me.

Southwest Florida pet friendly parks and beaches

Are you looking for a place to enjoy the outdoors and take your pet with you? Southwest Florida provides recreational opportunities for dog owners and their pets. Here are some options.

Pet Parks
Hounds on Henry Street is a dog park located at Henry and Shreve Streets in Punta Gorda, FL. The park has a fenced area for large dogs as well as a small dog and puppy fenced area. There are water spigots, benches, picnic tables, trash cans, and disposal bags available. They do not have public restrooms. The surface type is grass with cement paths. Dog owners are responsible for their dogs at all times.

Paw Park is located at 24410 Bayshore Rd in Port Charlotte, FL. This park has a fenced area where your pet can play off the leash. There is a separate small dog area, water hoses, water bowls, and disposal bags. There are restrooms and a playground nearby.

Edgewater Paw Park is located at 22410 Glass Lane in Port Charlotte, FL. This park does allow dogs and has over one acre of fenced-in land where your dog can roam. They have a picnic area with picnic tables, a playground, restrooms, trash cans, and bag stations. Dog owners must be in the fenced area with their pet at all times and must have their leash in their hand.

Judd Park, or sometimes called Pooch Park, is located at 1297 Driftwood, North Fort Myers, FL. This 14 acre facility offers a lighted softball field with clay infield. Other amenities include four tennis courts, 2 pavilions, playground, canoe/kayak launching, dog park and restroom facilities. The dog area is gated and fenced in and has potable water for dogs and owners and several signs indicated which areas are for large and small dogs. Dog lovers are encouraged to use the facility and to please pick up after their dogs.

K-9 Corral at Estero Park is located at 9200 Corkscrew Palms Blvd, Estero, FL. You can bring your dog to the park to exercise and socialize with other dogs. The fenced area is open during normal park hours. Small and timid dogs have a designated area while larger dogs have a separate area for themselves. This two-acre canine wonderland is surrounded by large trees that offer much shade for you and your pup. Disposal stations and water locations are provided.

Barkingham Park is located at 9800 Buckingham Rd, Fort Myers, FL. The park has two fenced in areas for dogs to play. There is a small agility area. There is also a smaller fenced area for shy and small dogs and puppies. They have dog water fountains, a cool off dog shower, dog waste disposal stations, and park benches. They also have many trails to walk such as the mitigation lake and primate back trails through pine and palmetto habitats. Dog owners are required to have proof of vaccinations, dog licenses, and keep their pet under control at all times.

Dog Beaches
Dog Beach is located at the south end of Lovers Key just west of New Pass Bridge and north of Bonita Beach, 8800 Estero Blvd, Fort Myers, FL. There are no restrooms or running water. Parking is free. This is an off-leash beach area that can be used for dogs. Owners must clean up after their dog, prevent them from harassing wildlife and shorebirds, and control their dogs at all times.

South Brohard Beach and Paw Park is located at 1600 Harbor Dr. S., Venice, FL. This park is for dog lovers. It has a fenced dog play yard, doggie drinking fountains, showers on decks for dogs only, fire hydrants and leash posts. The park is also adjacent to the only beach in Sarasota County that allows dogs to roam free. Dog lovers have declared this park and beach to be the best doggie park in the state.

You can rent properties as annual, short term, long term, and vacation. You can choose to manage the property yourself or hire a property management company to do some or all of the work. This may include items such as marketing the property, handling calls from tenants, collecting rent, and maintaining the property.

If you are going to rent a property be sure to know Florida's Landlord/Tenant Law. You can find information on this at http://www.800helpfla.com/landlord_text.html.

Don't count on appreciation. With the market the way it is right now, appreciation is not a guarantee. When looking at homes, you want to purchase a home that would have an attractive resale value no matter what the market is like. Obviously you would like to make a profit if you did resell.

If you decide to rent the property, it is necessary to make sure your rental income will cover your out of pocket expenses such as the mortgage payment, taxes, insurance, maintenance, repairs and vacancy rate. Right now, demand is higher than supply. Check with local real estate agents or call rental ads to see what the going rental rate is within the areas you are looking to purchase a property.

Try an investment calculator such as the one at goodmortage.com. Go to their web site: http://www.goodmortgage.com/Calculators/Investment_Property.html. This will give you a good idea of the financial situation if you decide to rent an investment property.

There are tax benefits in any real estate investment. Check with your local tax advisor before entering into a purchase agreement for any investment property to make sure you qualify and follow the strict requirements.

Did you get a title search done when you bought the house. A title search is a procedure performed when a parcel of property is being transferred to new ownership, through either a sale or inheritance. The purpose of this report is to investigate the history of the property through relevant records for any variances or irregularities associated with the property.

Here is the section from their deed restrictions.

E-1. BUILDING REQUIREMENTS
a. General. No Lot within the Subdivision shall be used except as solely and
exclusively for residential purposes. No Dwelling shall be erected, altered, placed, or
permitted to remain on any Lot or parcel other than a single family Dwelling not to exceed two
stories in height. An attached private garage shall provide for not less than two nor more than
three motor vehicles. No Dwelling shall be moved or transferred from any location to any Lot
or parcel within the Subdivision.
b. Construction and Square Footage. The Dwelling to be erected shall be
constructed of new and durable materials. Each Dwelling shall have a minimum of 1,600
square feet of living area, exclusive of garage, caged-in areas and porches.
c. Roof Materials. All roofs on Dwellings shall be constructed of cement tile,
baked clay pottery, shaped stone, masonry construction, or coated metal having the appearance
of any of those materials. No build-up gravel, marble chip or other type roofs shall be
permitted except over lanais/patios constructed on the rear portion of Dwellings.
E-2. USE
No Dwelling shall be occupied until the exterior of such Dwelling shall be fully
completed, including finish Lot grading.

Most of the zip code 34237 is located North of Fruitville Rd between Beneva and N Washington. The area is in close proximity to downtown, St Armands Circle, Gulf beaches and Ed Smith Stadium. There are quite a few short sale properties in that neighborhood.

When it comes to any safety/crime related issues, it's always best to contact the local police department with all your questions, hear all there is to hear firsthand. If unfamiliar with the area do revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase, or not, in specific neighborhoods.

Venice is a small town with minimal crime. The biggest problem tends to be teenagers with to much time on their hands. The average age is 67 if that gives you an idea of the type of crime.

Rain is subjective in Florida. It may rain everyday in the summer but it may only be for fifteen minutes. Winters are pretty dry for the most part.
